This chalet is situated in a sunny spot with views on Route du Plateau, very close to the Rond-Point, and forms part of a row of four distinctive chalets designed with classic 1960s features, making this a truly unique opportunity.

As you enter the chalet on the first floor, to your right there is a storage room with plenty of space for skis and boots, followed by the stairs leading up to the top floor. On your left is the first of three generous-sized bedrooms on this floor, each of which is well lit by large windows and fitted with a large wardrobe. At the end of the corridor you reach the toilet with a separate shower room to your right.

Opposite the third bedroom, you find the stairs leading down to the bottom floor. Despite being half underground, this floor is very light due to the large windows in the bedrooms. As you reach the bottom of the stairs, on your left you find the large boiler room, which contains the central heating and water tank as well as plenty of space for storage. Also on this floor there are two light and spacious double rooms, a cave offering even more storage space and a shared toilet.

On the top floor, the stairs lead you to the well-equipped kitchen on your right, and the large open-plan living area straight ahead. The wood-panelled living and dining area is spacious and has large windows all round which let in plenty of light. The room is currently furnished with a large dining table and corner sofa and also has a beautiful stone and copper fireplace. This room opens onto a large south-facing balcony with beautiful views. The living room leads through to the master bedroom with ensuite bathroom and toilet and plenty of storage space.

In its current state the chalet is completely habitable and comfortable – the electrics, plumbing and boiler have all been redone recently by the owners, who use the chalet as a holiday home.  However, if a buyer was inclined to undertake a refurbishment, then there are various possibilities.

The land on which the chalet is located is 682m² and the current habitable area of the building is 116.9m². The Meribel PLU (Plan Local d’Urbanisme) states that the COS (Coefficient d’occupation du sol) for this land is 0.2 therefore allowing for some 136.4m² of habitable area. However, if the chalet was reconstructed to HPE (haute performance energetique) standards, this 136.4m2 could be increased by 30% to 177.32m²*.

Meribel is well known for its unsurpassed skiing opportunities; it is ideally placed on the doorstep of the Three Valleys, with its fast links into the Courchevel and Val Thorens ski areas either side.  It is a lively and multicultural resort with life all year around, even in the quieter summer months when people visit for the walking and cycling trails.
